A ridge is located in the central portion of the ranch and would make a great homesite. There are two seasonal creeks meandering through the property. Surface water consists of three stock ponds, all being below average capacity due to lack of recent rainfall. The largest pond, when at full capacity, is nearly 3 acres.

The Alexander Ranch is completely fenced and is cross fenced into three main pastures for cattle rotation (92 Acres SE, 72 Acres SW, 70 NW). There are also two traps near the livestock pens. The livestock pens are constructed of pipe and sucker rod with metal sheds. The seller has had the ranch sprayed for weeds annually which also helps suppress the mesquite.

Quality whitetail deer are known to be in this area of Wichita County. There are larger ranches that neighbor the western boundaries. Other wildlife known to be in the area is hogs, bobcats, coyotes, dove, quail, duck and turkey to name a few. The ranch has been lightly hunted over the years.

Electricity is available. A Wichita Valley water meter is located near the front entrance. The water line then extends along the north boundary to the pens.

There are approximately three oil wells on the property and tank batteries. Only one of the oil wells appears to be producing. All of the oil activity is located in the southeast portion of the property. The Seller is willing to convey 1/12th’s of any non-producing mineral that the Seller owns with an acceptable contract.
